Why Families Are Choosing Justin, Texas in 2026
Northwest ISD, Master-Planned Communities, and Room to Actually Grow
By Kari Lynn Winders | AllAmericanLuxuryGroup.com
I talk to a lot of families who start their home search with a very specific list: good schools, a neighborhood where kids can play outside, reasonable square footage, and a price that doesn't require them to give up everything else in their budget. Five years ago, I'd have pointed most of them toward Keller or Flower Mound. Today, I'm pointing a lot of them toward Justin — and they're not disappointed.
Justin, Texas is in the middle of a growth story that most of the DFW market hasn't fully caught up with yet. That's actually good news for families who are paying attention right now.
Why Families Are Looking Past the Obvious Suburbs
Keller. Southlake. Flower Mound. These are names that come up immediately when families ask about good North Texas schools and strong communities. And they're not wrong — those are excellent places to live. But they're also established, expensive, and increasingly competitive in terms of inventory.
What I hear from families I work with is this: they don't need the most famous suburb. They need the right combination of schools, space, community, and value. And when I walk them through what Justin actually offers today, the conversation shifts pretty quickly.
The Schools Situation in Justin
Northwest Independent School District serves Justin, and it is one of the most consistently well-regarded school districts in North Texas. Northwest ISD holds an A rating and has continued investing in new campuses ahead of the growth wave hitting its boundaries.
Most families in Justin's newer communities are zoned for Justin Elementary — with a brand-new campus opening for the 2025–2026 school year in the Timberbrook area — Gene Pike Middle School, and Northwest High School. Wildflower Ranch also has an on-site Perrin Elementary, which is a real draw for families with young children who want walkability built into their daily routine.
The district has been expanding its capacity consistently, which is important context. Fast-growing districts sometimes struggle to build schools as quickly as families arrive. Northwest ISD has generally stayed ahead of that curve, and the new campus construction happening now reflects that commitment.
Master-Planned Communities Built for Family Life
One of the things that sets Justin apart right now is the quality of the master-planned communities being built there. These aren't generic subdivisions. They're designed with a specific lifestyle in mind — and that lifestyle is very family-friendly.
Treeline by Hillwood
Treeline is probably the most talked-about new community in Justin right now, and for good reason. Developed by Hillwood Communities on roughly 800 acres, Treeline brings together eight of the most respected homebuilders in DFW — including Highland Homes, David Weekley, Pulte, and American Legend. Homes range from the $350s up to $750K and above, with lot sizes from 40 to 50 feet.
The amenity package was designed to be a genuine destination within the community. There's a resort-style pool, pickleball courts, an amphitheater lawn for outdoor events, a food truck and picnic gathering area, and a treehouse complex that includes a library treehouse, a stargazing deck, a gaming treehouse, and an adventure park. It sounds impressive on paper, and it actually delivers in person.
Timberbrook
Timberbrook has been part of Justin's growth story for longer, and its maturity shows. About 60% built toward 1,000 planned homes, it offers a mix of price points from the $300s into the $550s, with established landscaping and a connected trail and greenbelt system that runs into Justin's public park network. For families who want a neighborhood that already feels settled rather than brand new, Timberbrook fits that profile.
Wildflower Ranch
Wildflower Ranch is the largest development in Justin at build-out, planned for roughly 3,200 homes. Its defining feature for families is the on-site Perrin Elementary School — having a school within walking distance changes the daily rhythm of family life in a way that's hard to overstate. HOA dues run approximately $825 per year, and the tax rate includes a 1% MUD assessment in addition to base rates.
Justin Master-Planned Communities: Side-by-Side
| Community | Price Range | HOA/Year (approx.) | Notable Amenities |
|---|---|---|---|
| Treeline (Hillwood) | $350s – $750K+ | ~$1,975 | Resort pool, pickleball, amphitheater, library treehouse, adventure park |
| Timberbrook | $300s – $550K+ | ~$800 | Pool, playgrounds, greenbelt trails, park system connection |
| Wildflower Ranch | $300s – $600K+ | ~$825 | On-site Perrin Elementary, parks, trails |
| Legacy Ranch / Avery Ranch | $350s – $650K+ | Varies | Larger homesites, established Northwest ISD access |
Space and Affordability That's Still Accessible
Here's something I explain to families coming from higher-priced markets: in Justin, your budget buys more actual house. Not more zip code prestige — more square footage, more lot size, more yard. For families with kids who need room to move, that matters.
New construction in Justin starts in the $300s and runs through the $700s depending on builder, community, and lot size. You can find 2,000 to 4,000 square feet across most communities, and some of the larger lots in Legacy Ranch and Avery Ranch offer something that's increasingly rare closer to the DFW core: actual outdoor space.
Property tax rates are worth understanding before you buy. Rates in Justin's newer communities typically range from about 1.9% to 2.55% once MUD and PID assessments are factored in. I always walk through the specific tax math with buyers because it affects monthly payments more than people often expect.
What's Coming for Justin Families
Growth isn't just happening in the residential communities. Justin Town Square — a nearly 250,000 square foot commercial development in the center of the city — is actively opening its first tenants. The plans include restaurants, retail, medical offices, a new City Hall, a fire station, and an event center. For families, this means the services and conveniences that currently require a drive to Roanoke or Denton are coming to Justin directly.
The city has also been deliberately building out its parks, trails, and public infrastructure ahead of the residential growth curve. That's not always how fast-growing Texas cities handle rapid development, and it speaks to how seriously the city leadership is taking the quality of life for incoming families.
